Bare concrete absorbs everything permanently. A coating seals it, makes it easy to clean, and makes your garage look like it was actually finished.
Bare concrete is porous. Oil drips from a car, battery acid, road salt tracked in on tires — it all soaks right in and stains permanently. Once that concrete is stained, there's no cleaning it out. A floor coating seals the surface so none of that can penetrate. Spills wipe up instead of soaking in.
It also just looks sharp. A coated garage floor changes the whole feel of the space — cleaner, more finished, more intentional. If you use the garage as a workspace, it makes a real difference.
Epoxy vs. acrylic: Epoxy is the tougher option — harder surface, more chemical resistant, longer-lasting under heavy use. Acrylic is faster to apply, lower odor, and still holds up well for most home garages. I'll tell you which one makes sense based on how you use the space and your floor's condition.
Epoxy or acrylic
I'll recommend the right system for your floor. Epoxy for heavy use and max durability. Acrylic for most home garages — easier application, faster cure, still tough.
Oil & chemical resistant
Car fluids, battery acid, road salt — all of it wipes off the coated surface instead of soaking into the concrete permanently.
Color flake option
Decorative chips broadcast into the base coat give a speckled finish that hides dirt, adds grip, and looks like a professional floor install. Optional but popular.
Proper surface prep
The floor gets acid-etched or diamond-ground before coating. This is non-negotiable — coating won't bond to a smooth concrete surface and will peel.
Acid etch or grind
Concrete has to be opened up so the coating can bond. Acid etching works on most floors. Diamond grinding is used when the surface is sealed or heavily contaminated.
Fill cracks & repair edges
Surface cracks and spalled edges get filled. A coating applied over damage just cracks again in the same spots — the repairs happen first.
Apply base coat
The epoxy or acrylic base coat goes on and gets rolled evenly across the whole floor. If you're doing color flakes, they get broadcast into the wet base coat at this stage.
Topcoat & cure
A clear topcoat seals everything and adds the final finish sheen. Cure time varies — typically 24 hours before foot traffic, 72 hours before parking a car on it.
